Structural Engineers Reports - Residential & Commercial

We prepare chartered engineer's reports on residential and commercial properties for prospective purchasers, often after a surveyor's report has identified structural defects and mortgage lenders and Insurers require a specialist opinion on the structural adequacy of this specific aspect.
Reports are also undertaken when the client has noticed a structural problem which may manifest itself in the form of cracking or undue movement. The most frequently issues referred to us, requiring a structural Engineer's Report are:
i. Cracking, settlements and distortions: is it subsidence related or some other structural problem, or is it simply a consequence of normal minor non-structural movement?
ii. Circumstances that could increase the potential risk of future subsidence, such as close-proximity trees, requiring a subsidence risk assessment.
iii. Roof framing problems; structural movement, heavier replacement tiling, alterations, or an 'unofficial' roof conversion.
iv. Structural alterations, such as the removal of a loadbearing wall, that were not carried out with Building Regulations approval.
v. The partial removal of a chimney breast without the provision of adequate support, again without with Building Regulations approval, and there is doubt as to the adequacy of the construction.
vi. Movements in retaining walls.
We offer impartial professional advice. Work of this nature generally demands a fast turnaround and, typically, for a residential property we will inspect within two days and issue the report within a further two working days of this visit.
If significant issues are found, we clearly identify them and give recommendations for remedial or precautionary works, as appropriate. We also give a budget estimate of cost. A potential purchaser may then negotiate the terms taking account of the conclusions and the recommendations of our report.
